
Rajuk to double Uttara, Purbachal plot prices

Rajdhani Unnayan Kartripakkha (Rajuk) may double the price of plots of its Purbachal New Town Project and Uttara Model Town (3rd Phase) Project, which are now being developed, officials said.
"There is no option but to increase the price of the plots. It is certain that the price will be increased at least by 100 per cent," G.M. Joynal Abedin Bhuiyan, member (development) of Rajuk told the FE.
There will be around 8,000 plots under the two projects.
Justifying a price-hike, the senior official said the current price was set in 2001 in line with the market price at that time. But the price of everything including materials necessary for developing plots has increased substantially.
Currently, Rajuk sells a katha land at a price of around Tk 0.3 million in Uttara and between 0.15 million and Tk 0.20 million in Purbachal. This time the price will be adjusted and will be doubled, which will still be much lower than the present market price. It will be finalised next week, he said.
Mr Bhuiyan said the market price of a katha land around the Rajuk project areas is much higher. Sometimes it is 10-15 times higher than the selling price of the city development authorities.
Although Rajuk will double the price, the owners of the land in the project areas will not be given any extra money as these lands were acquired in 2001. They will, however, receive special treatment when plots are allocated, he added.
Sukumar Chandra Saha, member (estate) of Rajuk said lottery will be held after scrutinising the application forms.
"We will try to do it within short time. It may take maximum two months to give the final result of the lottery," he said.
Mr Saha said the winners will be selected through computerised lottery system.
The Rajuk official also said they will start distributing plots once they are ready. "Many winners will get ready plots as 35 per cent works of two projects have already been finished," he added.
Nurul Islam, director of Uttara project (third phase), said: "We will be able to start distributing some plots of this project from June next year, and the total project might be completed by the end of the next year."
ABM Rafiqul Islam Khan, also a director of Purbachal project, also said distribution of plots under his project will complete by January 2010.
The project director also informed that around 3000 plots would be given to the people living in the project area for long. Another 750 plots will be given to affected people. But applications for those plots will be invited latter, he added.
Rajuk on 17 December extended the time limit both for collecting and submitting application forms. Now the last date of procuring and submitting forms is January 14 and 15, 2009 respectively from December 17 and 18, 2008.
The application forms are available in around 80 selected branches of Janata, Agrani, Sonali, Citi Bank NA and Standard Chartered Bank Limited at a cost of Tk 1000. The plot-aspirants can also download the application form from website and submit the form on payment of Tk1000.
Meanwhile, officials also said the Rajuk has a plan to return money deposited at the bank against the forms to unsuccessful applicants within 60 days of final result. But it is yet to be finalised, they said.
Rajuk invited applications for over 6,000 plots in Kaliganj of Gazipur under the Purbachal project on November 18 in four categories (3 katha, 5 katha, 7.5 katha and 10 katha) and for around 2,000 plots under the third phase of Uttara project on the following day in two categories (3 and 5 katha).
People under 12 categories including MP, justice, journalist, civil servants, autonomous body, armed forces, artiste/sportsperson, businessperson, private service holder and wage earner are eligible to apply for the plot.
The Purbachal New Town Project is situated in Rupganj upazila of Narayanganj district and Kaliganj upazila of Gazipur District between the rivers Balu and Shitalakhya and the Uttara Residential Model Town (3rd Phase) Project is situated on the western side of the Uttara Model Town (2nd Phase) Project, the city development authorities said.
