Why "My Sweet Home" must be smart and sustainable

Globally, buildings account for roughly 40 percent of energy-related carbon emissions, which is why the "home of the future" is increasingly defined by what it doesn't consume. Industry forecasts for 2026 converge on one theme: AI-driven controls, on-site solar generation, and low-carbon materials are shifting from premium add-ons to baseline expectations. The "smart home" and the "green home" are merging into a single standard - the resilient home.

Bangladesh cannot treat this as a distant trend. The construction sector contributes over 8 percent to national GDP, yet rapid urbanization is straining the resources housing depends on: Dhaka's groundwater table is falling by 1-2 metres a year from over-extraction, electricity demand is projected to grow roughly 9 percent annually, and the capital's air quality index has been measured at up to 15 times WHO safety guidelines. Policy is catching up. The Bangladesh National Building Code (BNBC) 2020 now makes energy-efficiency and green compliance mandatory for large projects, mandates solar energy for new high-rises, and requires rainwater harvesting. Alongside it sits the Building Energy Efficiency & Environment Rating (BEEER) - SREDA's own national certification, scoring buildings out of roughly 115 points across energy, water, indoor environment, materials, and safety, on a five-level scale. BEEER has been voluntary since its 2018 launch, but government has signaled it will become mandatory by 2026.

The numbers make the case for urgency rather than optics. World Bank research shows certified green buildings cut energy costs by up to 30 percent; BEEER- and LEED-rated buildings in Bangladesh consume 20-50 percent less energy than conventional stock. The country already has proof of concept: Bangladesh ranks first globally in LEED-certified garment factories, with 237 certified as of 2025, and its platinum-rated facilities report energy savings of up to 50 percent. What has worked in industrial real estate is now the template for residential.

Scope for growth is considerable. Roughly 38.5 percent of Bangladesh's population was urban in 2024; the UNDP projects that share to climb toward 45 percent by 2030, with the urban population reaching an estimated 86.5 million. That scale of migration into cities - chiefly Dhaka and Chattogram - will keep housing demand structurally ahead of supply for years, which is exactly why the standard being built now matters more than the standard being retrofitted later. It also puts Bangladesh's real estate sector on a collision course with a global industry that is digitizing fast: the worldwide PropTech market, valued at roughly 50 billion US dollars in 2026, is forecast to grow past 100 billion dollars by the early 2030s as AI-driven valuation, digital property platforms, and virtual transactions become standard tools rather than novelties. Bangladeshi developers are already moving in this direction - digital listings, virtual tours, and online booking have gained real traction among younger buyers - but the deeper shift, from individual smart-home gadgets to fully instrumented, data-managed buildings and eventually smart townships, is still ahead. Aligning with that trajectory now, rather than importing it a decade late, is the sector's biggest strategic opportunity.

For allied industries - electrical accessories, cables, solar, and hardware - four moves matter most. First, bundle rooftop solar with battery storage as a standard specification in new housing, not an optional extra, given the pace of demand growth. Second, standardize BEEER-aligned wiring, LED fixtures, and efficient cabling as the default across projects, so the 20-50 percent efficiency gain is engineered in, not left to individual buyers. Third, since most of Bangladesh's housing stock is existing rather than new, design affordable retrofit packages - solar-ready wiring, smart meters, efficient appliances - that bring older buildings closer to BEEER standards without full reconstruction. Fourth, invest early in the digital layer - smart metering, app-based monitoring, building-management systems - so that as PropTech adoption accelerates locally, Bangladeshi manufacturers are supplying the backbone rather than importing it wholesale.

Bundled financing will decide how fast this scales. EPC-style packages that combine solar, wiring, and appliances into one homebuyer offer, backed by manufacturer or bank credit, would lower the upfront cost barrier for middle-income buyers - the segment BEEER mandates will eventually reach.

No single developer or supplier can deliver this alone. As Bangladesh's cities absorb tens of millions more residents and BEEER moves from voluntary to mandatory, the companies that engineer efficiency and digital readiness in now - rather than treating them as future upgrades - will not just meet the coming standard. They will help define what a Bangladeshi "sweet home" looks like in a genuinely futuristic world, and position themselves as the country's real estate sector builds toward it.
